Consultation

During your consultation, we will discuss your business objectives and goals, and conduct a comprehensive analysis of your commercial property. This involves evaluating the condition of the property, analyzing any financial history, reviewing lease documentation, and offering our expert assessment of its value. We will also share our marketing strategies with you and recommend referrals to address any areas of concern. Once we determine a listing price, we will thoroughly review all listing paperwork with you to ensure you understand the process, including our variable commission rates. Our team is committed to transparency and clear communication to help you make informed decisions.

Pre-Listing

Preparing your listing can be overwhelming. This is where we will gather all necessary information required for a prospective buyer's feasibility period. This may include items like copies of your title insurance, active lease agreements, property financial records, records of recent repairs or capital investments, the latest survey and any phase I environmental reports. Additionally, we will arrange professional photography, which will include aerial photography, and if there is no existing floor plan, we will produce one depending on the building's size and complexity. We will also present updated research and current market data and discuss our planned marketing strategy for your commercial asset.

Marketing

Marketing your commercial property begins with precise pricing and targeted marketing efforts. To accomplish this, we create a customized brochure, proforma, or offering memorandum tailored to the needs of the most suitable potential buyers for your property. After completing professional photography and updating the marketing materials, we list the property on more than 14 national listing platforms, including the local Commercial MLS and popular sites such as CoStar, LoopNet, and CREXI. Throughout the marketing process, we actively manage and adjust our promotional efforts, follow up with all leads, and leverage social media campaigns and targeted ads when appropriate.

Showings and Negotiations

Effective communication is crucial when selling commercial property. We strive to promptly schedule property tours for every potential buyer, accommodating any current tenant restrictions. Following showings, we follow up with interested parties and even assist unrepresented buyers in submitting offers. Our fiduciary responsibility to our clients remains a top priority during designated or dual agency transactions. When offers are received, we conduct a comprehensive review with you to ensure you secure the best deal possible while negotiating on your behalf to ensure that all offers meet your best interests and goals.

Contract To Close

Effective time management is critical to ensure a timely closing of your deal, regardless of whether we are working with another brokerage representing a buyer or assigning a buyer to one of our agents. We will prepare you well in advance of your closing date, overseeing the transaction until its finalization. We will assist in negotiating any repair requests, keep the buyer on track, and review all closing documents so that you can confidently close the deal on time.

Post Closing

The work doesn't stop once you've closed on your commercial property. Before closing, you may have contemplated a 1031 like-kind exchange or have specific requirements for how distributions should be handled. Our team will collaborate with you and your closing attorney to ensure the correct distribution of funds. Our services extend beyond the closing table to assist you with any post-closing needs, from acquisition assistance to professional referrals. We understand that each client has unique goals, and we will work closely with you to ensure that those goals are met efficiently and effectively. You can rest assured that we have you covered every step of the way.
